ROMA (ITALPRESS) – The notary conventions of sale and other conventions relating to taxable assets for real estate units amounted to 220,404 in the third quarter 2025 (+2% compared to the previous quarter – seasonally adjusted – and +5.1% on an annual basis – raw data) and 282.274 in the fourth quarter 2025 (-1.5% compared to the previous quarter and -0.9% on an annual basis). It makes Istat known.
In the fourth quarter of 2025 the trades of the housing sector decrease, compared to the previous quarter, in the North-East (-3.3%), in the South (-1.6%), in the North-West (-1.0%) and in the Islands (-0.7), while they grow in the Center (+2.7%). Commercial property trades decrease in all geographical areas of the country: North-east (-14.3%), Center (-10.8%), North-West (-9.3%), Islands (-6.7%) and South (-3.1%).
93.8% of the agreements concluded in the fourth quarter of 2025 relate to transfers of property for residential use (264.634), 5.9% of those for economic use (16.522) and 0.4% of those for special use and multi-properties (1.118). Compared to the fourth quarter of 2024, real estate transactions recorded in the fourth quarter of 2025 decrease in the housing sector (-0.8%) and even more in the economic sector (- 2.3%). At the territorial level, the trades of the housing sector fall on an annual basis to the South (-6.4%), in the North-East (-1.9%) and the Centre (-0.8%), while they grow in the North-West (+2.1%) and in the Islands (+1.5%); those of the economic sector fall into all the geographical areas of the Country: South (-7.6%), Islands (-6.8%), Northwest (-4.0%) and Center (-1.0%), except Northeast (+5.3%). The decline concerns both large and small centres (respectively -0.2% and -1.3% in the housing sector; -3.3% and -1.6% in the economic one).
The notary conventions for loans, loans and other bonds with the constitution of real estate mortgage amounted to 88,183 in the third quarter 2025 (-0.2% compared to the previous quarter – seasonally adjusted – and +10.8% annually – raw data) and to 104.669 in the fourth quarter 2025 (+1.4% compared to the previous quarter and +6,1% annually). On a conjunctural basis the increase recorded in the fourth trimester 2025 concerns the Center (+5.9%), the South (+1.4%), the North-West (+1.3%), while in the Islands and the North-East there is a decrease (respectively -1.8% and -0.4%). On an annual basis, growth affects the entire national territory: North-west (+8.9%), North-east (+5.4%), Islands (+5.3%), Center (+4.2%) and South (+3.4%), large and small centres (respectively +6,9% and +5.6%).
In the entire year 2025, the real estate market with 986.940 notary trade agreements recorded a trend growing compared to the previous year (+3.9% overall; +4.0% the housing sector and +1.5% the economic sector). The loans, with 382.389 conventions, increased by 15.5%.
