ROMA (ITALPRESS) – According to preliminary estimates, in the second quarter of 2026, the index of housing prices (IPAB), purchased by households for housing or investment purposes, increased by 1.7% compared to the previous quarter and 4.0% against the same period of 2025 (was +5.1% in the first quarter of 2026). It makes Istat known.
In particular, in the second trimester, the prices of new housing (+5.0%) and the existing housing (+3.7%) are growing. The dynamics of both components, however, shows a slowdown compared to the previous quarter (respectively +6,7% and +4.6%).
Even on a conjunctural basis, the increase of IPAB (+1.7%) is affected by the growth of prices both of new housing (+2.7%) and of existing housing (+1.5%). These trends are recorded in a context of substantial stability of sales volumes: +0.1% the trend change recorded in the second quarter 2026 from the Observatory of the Real Estate Market of the Revenue Agency for the residential sector (from +4.4% of the previous quarter).
The average variation for 2026 of the IPAB index acquired in the second quarter of the year is +3.8% (+3.8% for new housing and +3.6% for existing housing). House prices are growing, both on a conjunctural basis and on an annual basis, in all divisions. In particular, the most marked tendential growth is recorded in the Centre (+5.1%), in a slight reduction compared to +5.2% of the previous quarter.
In other divisions, growth is more moderate and slower: +4.2% in the North-East (from +6,3%), +3.9% in the North-West (from +5.0%) and +2.6% in the South and Islands (from +3.7%). On a tensile basis, housing prices record increases in all cities for which IPAB is spread.
In Turin there is an increase on an annual basis of 8.5% (in sharp acceleration compared to +3.8% of the previous quarter); follow Rome, where there is a tendency increase of 6.4% (from +5.5% of the first trimester) and Milan, which marks an increase of +2.4% (net slowing from +7.1% of the previous quarter).
