Real estate market, increasing the offer of houses with air conditioning

MILAN (ITALPRESS) – With the first wave of summer heat the air conditioner automatically returns the most desired electrodomestic from those looking for a little relief from the afa. According to the latest survey of the idealist real estate portal, 41% of the apartments on sale on the site is equipped with a refrigeration system. On the rental sector, 52% of the ads have an air conditioning system.
Compared to the 2024 survey, an increase of 10 percentage points in the share of ads for sale with air conditioning (from 31% to 41%) and 12 points for rent (from 40% to 52%).
Having air conditioning significantly affects the price of the apartment. For those who buy, the average value of an apartment with air conditioning is at 2.366 euros per square meter against 1,526 euros per square meter of one without, a difference of 58%. On the rental front, the median canon for an apartment with air conditioning is 17,1 euro per square meter against 13,8 euro per square meter of one without, 22% more.
To achieve these idealistic/data results it has analyzed the approximately 500,000 homes for sale and rent published on its database at the time of detection, distinguishing through filters between apartments equipped or not air conditioning.
In the 14 Italian metropolitan cities there are marked differences in air conditioning. On the market of sales Milan is the metropolis with the highest share (67%), followed by Florence (60%), Cagliari (59%), Bologna (57%), Bari (56%), Venice (55%), Rome (54%) and Naples (50%). More back Palermo (43%), Catania (42%), Messina (38%), Reggio Calabria (36%) and Turin (35%); closes Genoa (30%), the metropolis with the lower air conditioning in the park for sale.
On the level of the price differential is Turin to record the widest difference: the average price of an apartment with the air conditioning is 53% higher than one without. They follow Genoa (41%), Messina (34%), Reggio Calabria (26%) and Palermo (22%). Differences in cities with greater diffusion: Milan and Catania (18%), Bologna (17%), Bari and Naples (15%), Florence (14%), Venice (13%), Rome (12%) and Cagliari (10%).
On the rent market the picture is reversed, with the South and the Islands in the head. Cagliari leads 80% of the air-conditioned ads, followed by Palermo (73%), Catania (68%), Bari (65%), Florence (63%), Milan (62%), Naples (61%), Reggio Calabria (60%), Rome (58%), Venice (57%) and Messina (56%). The share of Bologna (50%), Genoa (40%) and Turin (37%).
Even on rentals the highest price differential is recorded where the spread is lower: Venice marks the biggest difference (25% of the difference between the median canon of an apartment with air conditioning and one without), followed by Turin (24%), Genoa (18%), Rome (14%), Florence (12%), Palermo (11%) and Naples (10%). There are more waste in Reggio Calabria (9%), Bari (6%), Milan (4%) and Catania (substantially equal). In contrast Cagliari (-2%), Bologna (-8%) and Messina (-13%), where the average canon of the apartments with air conditioning is slightly lower than that of the apartments without.
In addition to the 14 metropolitan cities, they show a high diffusion of air conditioning Monza, Verona, Ferrara and Modena (all 67%), followed by Pordenone (66%) and Mantua (64%). Over 60% also Vicenza, Rovigo (both 63%), Rimini, Ravenna and Lodi (61%).
The most marked price differentials include Vicenza (56%), Monza (41%), Cremona (38%), Lodi (32%) and Pordenone (29%).
To the extreme opposite, Isernia and Campobasso (both 10%) are the capoluoghi with the least presence of air conditioning, followed by Cuneo (12%), Biella (13%), Rieti and Enna (both 14%) and Avellino (16%). Further below are Belluno (7%), Aosta (8%), Potenza and Urbino (9% in bothcases). In fresh climate floodlights where air conditioning is a rarity, the price is particularly high: in Cuneo an apartment with air conditioning costs 100% more than one without, while in Campobasso (47%), Aosta (47%) and Isernia (42%) the differential remains high.
