ROMA (ITALPRESS) – According to the preliminary estimates Istat, in the third quarter 2025 the index of housing prices (IPAB), purchased by households for housing purposes or for investment, evidences a varation of +0.6% regarding the previous quarter and +3.8% against the same period of 2024 (was +3.9% in the second quarter 2025). IPAB’s tendential growth is attributable to both the prices of new housing, which increase by 1.4% (from +1.1% of the previous quarter), and to the prices of existing housing that rise by 4.2%, in light deceleration compared to the second quarter (+4.4%). These trends are recorded in a growing context of sales volumes: +8.5% the trend change recorded in the third quarter 2025 by the Observatory of the Real Estate Market of the Revenue Agency for the residential sector (from +8.1% of the previous quarter).
Also on a conjunctural basis, the increase of IPAB (+0.6%) is attributable both to the prices of new housing and to those of already existing, up 2,5% and 0.3% respectively. On average, in the first three quarters of 2025, housing prices increase by 4.1% compared to the same period of 2024; new housing increases by +1.3% and existing housing by +4.5%. The rate of change acquired by IPAB for 2025 is +3.8% (+0.3% for new housing and +4.5% for existing housing).
